Sri Lanka’s first seven-star hotel to open in Kandy in May 2025

The first stage of the world’s eighth and Sri Lanka’s first seven-star hotel, Aviyana’s Private Chalets, is set to open in Kandy next May, announced Chairman and Founder of the Aviyana Private Chalet Complex, Dr. Indika Thisara Hewawasam, during a media briefing held at Cinnamon Life on Thursday.

Hailing from Elpitiya in Galle, Dr. Hewawasam shared that the complex will feature 50 private swimming pools, making it the only hotel of its kind in the region built outside a major city.

Responding to a query from Sunday Observer Business, he revealed that out of the estimated Rs. 9 billion investment, Rs. 7 billion has already been allocated, with 70% of the construction completed. The first phase, scheduled to launch in May 2025, will include 12 chalets as part of the eventual 50-plus chalets planned for the project’s completion.

“We aim to introduce a cutting-edge global marketing campaign, positioning each chalet at a starting price of USD 1,000 per night. This will not only attract billionaires but also elevate Sri Lanka’s status as an upmarket destination for luxury travel,” Dr. Hewawasam stated.

He emphasized Sri Lanka's untapped potential to attract affluent travelers and celebrities looking for luxury, privacy, and unique experiences amidst the island’s natural beauty and biodiversity, particularly in the Knuckles Mountain Range. “Our goal is to contribute at least USD 500 million annually to Sri Lanka’s tourism revenue,” he added.

Dr. Hewawasam disclosed that he has already invested Rs. 2 billion into the project, which spans 18 acres, while the remaining funds are being raised through contributions from local professionals and foreign investors. Villas are available for pre-purchase at approximately USD 180 million, offering buyers one of the highest returns on investment in the market. He assured investors of hassle-free management, with all aspects of tenant relations and maintenance handled by the project’s dedicated team.

When asked why the project did not seek funding via the stock market, Dr. Hewawasam explained that the team preferred to maintain a limited ownership model, restricted to select local and foreign stakeholders.

He also noted that discussions are underway with globally renowned chefs, industry professionals, and wellness centers to ensure that the hotel delivers a truly world-class experience.
